HOW IT WORKS
While the repair, renovation or remodeling work would be taken care of by us, it will be helpful to first have a rough plan on what you expect your house to look like. Next, you may also want to research some ideas and look into their practicality. In a nutshell, come up with a rough home improvement plan. Once you have worked out the basics, we can discuss with you to make this a reality.
You may also want to have a realistic timeline on how soon you need the project to be completed. We will discuss with you how soon we can finish the work. Lastly, ask as many questions as you need about the project. Feel free to let us know what you want! At the end of the day, our goal is to meet your needs with our quality workmanship and customer service. We will do everything we can, to not only meet, but exceed expectations while handling the job in a timely manner.
Make a plan
Consider what you would like to renovate, improve and fix, then establish priorities. This includes deciding where to start and making sure you have the time and budget needed to get the work completed.
Set a budget
Come up with a final number on how much you can comfortably spend on the home improvement project. Consider budgeting an extra 10 to 20 percent for unexpected costs that may arise.
Hire us as your Contractor
Once you enter a contact with us, we will, in partnership with you, define the scope of the work up front. This can serve as a useful reference point for you and us throughout the renovation process.
Talk to your insurance company
Consider contacting your insurance company before and after your project to make sure you have the amount of coverage that fits your needs. Your home renovation could raise your home’s value, so you may want to increase your coverage limits, so your investment is better protected if it’s damaged or destroyed. CM Home Designs and Repairs Corp. has proper insurance in place to cover for any mishaps as your renovation project takes place.
Secure permits and order materials
Permits are typically required in many municipalities and is essential to avoid certain issues that could impact your project. As your contractor, we regularly check City of Calgary’s latest regulations, since inspection rules change and vary every now and then.
Once we have the permits sorted out, we may need to start ordering the necessary materials like lumber, drywall, new windows, doors, etc.
Start demolition
Once the material ordering is in place and most have arrived, it’s demolition time!
Work behind the walls
Generally, this is the time for critical work behind walls, below floors, and above ceilings – plumbing, electrical, heating, and air condition rough-ins, subfloors and insulation. Next patch, hang drywall, tape and sand for smoother exterior surfaces.
Paint and install flooring
We may want to finish flooring first or we can also prime and paint before working on the floor (to help prevent spills from getting on new flooring). The order of work may depend upon our tradesmen’s schedules and your preference as our clients.
Install cabinetry
Now that walls and floors are in, the room begins to resemble its finished state. Cabinets are typically installed next, with upper cabinets going in before lower ones.
Add finishing touches
It’s time to add those last details and decorations – final painting, backsplashes, floor sealing, light fixtures, hardware and any other touch-ups.
